Overview
The GasWise team was appointed to deliver a complete plant room refurbishment and heating infrastructure upgrade for a secondary school in Northamptonshire.
The project involved removing the school's ageing heating and hot water systems before installing an energy-efficient plant room designed to improve reliability, reduce ongoing maintenance, and improve overall system performance.
To avoid disruption to teaching and learning, the entire programme was carefully planned and completed during the summer holiday period, allowing the new systems to be fully commissioned ahead of the start of the new academic year.
The Challenge
The school's existing heating and hot water infrastructure had reached the end of its operational life. As the systems became increasingly unreliable and expensive to maintain, a complete replacement was required that would:
- Improve heating and hot water reliability
- Increase energy efficiency
- Deliver greater resilience through modern plant design
- Upgrade system controls and monitoring capabilities
- Remove ageing cold water storage infrastructure
- Be completed within the limited summer holiday shutdown
Our Solution
Removal of Existing Plant
The existing plant room was safely isolated, dismantled and removed, including:
- Existing boiler plant
- Domestic hot water equipment
- Redundant flue systems
- Cold water storage tanks
- Obsolete pipework and associated ancillary equipment
All equipment and waste materials were responsibly disposed of in accordance with current environmental and waste management regulations.
New Heating Plant
To improve efficiency and system resilience, GasWise installed:
- Four Worcester Bosch commercial condensing boilers
- A new prefabricated boiler cascade system
- New primary pipework
- A new commercial flue system designed to current industry standards
The cascade arrangement allows the heating load to be shared across multiple boilers, improving efficiency while ensuring continuity of service should one boiler require maintenance.
Domestic Hot Water Upgrade
The school's hot water system was replaced with:
- Two Hamworthy commercial water heaters
- New circulation pipework
- Modern controls
- Full testing, commissioning and certification
Gas Infrastructure
A completely new commercial gas supply was installed to serve the upgraded plant room, including:
- New commercial gas pipework
- Gas testing and purging
- Commissioning and certification
All works were completed in full compliance with current Gas Safe and commercial gas regulations.
Water Services Upgrade
The existing cold water storage tanks were removed, and the building was converted to a modern mains-fed water system.
This delivered several benefits, including:
- Improved water hygiene
- Reduced maintenance requirements
- Increased system reliability
- Elimination of ageing stored water infrastructure
Building Management System (BMS)
As part of the refurbishment, GasWise supplied and installed a new Building Management System (BMS), giving the school greater visibility and control over its heating and hot water systems.
The new BMS provides:
- Centralised plant room control
- Improved energy management
- Advanced fault monitoring and diagnostics
- Optimised boiler sequencing
- Better performance monitoring for the facilities management team
