Your Legal Responsibilities as a Landlord
As a landlord, you have a legal duty of care to ensure that all gas appliances, fittings, chimneys, and flues in your rental property are safe for your tenants to use.
Under the Gas Safety (Installation and Use) Regulations 1998, it is a legal requirement to have a Gas Safety Check carried out every 12 months by a qualified Gas Safe registered engineer.
This regular inspection helps to:

Gas Safety Certificate (CP12) Requirements

- Provide a copy to your tenants within 28 days of the inspection.
- Keep records of every annual check for at least two years.
- Ensure new tenants receive a valid certificate before they move in.
